Most 2-car garages run $2,700–$4,200 for our full flake polyaspartic system. A 1-car garage is about $2,000–$2,500, a 3-car about $4,200–$5,600 and a 4-car about $5,000–$7,000. Where you land depends mostly on the concrete: a slab in good shape sits at the low end, and one that needs a lot of crack and pitting repair sits at the high end. For a garage or similar space of about 1,000 square feet, such as a 4-car garage, expect about $5,000–$7,000, or roughly $5–$7 per square foot. Commercial floors are priced by the system, the condition of the concrete and the square footage, so we quote those individually.

Paint and store-bought epoxy kits cost the least up front, but thin kits tend to chip and peel, so you end up doing the floor again. For a floor that lasts, a professionally installed flake system is usually the best value: it hides stains, stands up to wear and carries our lifetime adhesion warranty. If you want a clean, sealed look without flakes, ask us about a grind and seal.

Every floor starts with diamond grinding and repairs to cracks, pitting and saw cuts. Our most common system is a polyaspartic base coat with a full broadcast of flakes and a clear polyaspartic topcoat, often with silica beads added for grip. We also install epoxy base coats, including a moisture vapor barrier epoxy, and polyurea, though we generally prefer polyaspartic or epoxy because polyurea can yellow over time.

For the top layer, polyaspartic. It's UV stable, so it won't yellow where sunlight hits, and it cures fast enough that we finish most floors in one day and you can drive on it about 48 hours later. Epoxy still has a job: when moisture comes up through a slab, we use a moisture vapor barrier epoxy base coat underneath. Our standard system is a polyaspartic base coat, a full broadcast of color flakes and a clear polyaspartic top coat.

The surface is. A coated floor is sealed, so water, snowmelt and spills sit on top and wipe up instead of soaking into the concrete. What a coating can't stop on its own is moisture pushing up through the slab from underneath, which is what makes some coatings bubble or let go. When a slab has that problem, we put down a moisture vapor barrier epoxy base coat first.

Most floors are done in one day. Bigger or more involved jobs can take two days or more, and we'll give you the timeline with your estimate.

You can walk on it the next day, about 24 hours after we finish. Wait about 48 hours before driving on it or putting heavy items back.

Every coating comes with a lifetime adhesion warranty covering chipping, peeling and delamination, and our coatings are UV stable, so they won't yellow. If anything comes up after installation, call us and we'll have someone look at it and schedule any repairs or touch-ups.

Yes, that is part of every prep. Chips and cracks are ground out, filled with a two-part binder, overfilled and ground flush for a seamless finish. Small divots get a clear patch mixed with concrete dust. High spots under half an inch can usually be ground down; bigger problems may need a concrete specialist first.

Yes. Our crew can move larger items over 100 pounds, like freezers, and help shift smaller things to a porch or another spot. In some cases we can arrange temporary storage in a U-Haul truck. Let us know ahead of time so we can plan for it.

Rain doesn't affect how the coating cures or bonds as long as it doesn't land on the topcoat. Heavy rain can still get in the way of the work, so if it's in the forecast we may reschedule, and we'll let you know ahead of time.

Sweep it regularly and mop with a mild cleaner when it needs it. Skip harsh chemicals and abrasive scrubbers.

Yes, gently. Use a wide fan tip, keep the wand a foot or so off the surface and skip harsh chemicals. Most of the time a sweep and a mop with a mild cleaner is all a coated floor needs. If you would rather have it done for you, we are a pressure washing company too.

Yes. We pressure wash driveways, sidewalks, patios and houses, coat sidewalks and porches, and can talk through deck staining and restoration. We generally don't recommend flake floors for driveways, but we have durable, UV-stable systems that work there.
